Presentation that earns attention
Professional staging can make a home feel more like a display home, helping buyers see the home at its best from the first photo through to the home open.
We do not stage homes ourselves. Where staging suits the property, buyer profile and budget, we can arrange a quote through our specialist staging partner and coordinate it into the campaign plan.
Discuss staging at your appraisalThe aim is a clearer, more polished campaign that helps buyers engage with the property and understand its potential. We will tell you when staging is worth considering and when simpler preparation is the better call.
Before launch
Address obvious maintenance, cleaning and presentation issues that may distract buyers or make them question the condition of the home.
We prioritise the exterior, entry, main living areas and rooms that will carry the photography, rather than treating every improvement as equal.
Some projects are not worth doing before sale. We will help you separate essential preparation from work that is better left for the next owner.
Fixed Date Sale explained
The campaign gives buyers a clear reason to act while keeping the process private and flexible. It is not an auction. Buyers submit written offers and terms for your consideration, and you remain in control of whether and when an offer is accepted.
The advertised wording is clear: the property is to be sold on or before the nominated date. All written offers are presented as soon as they are received, and an offer may be accepted before the end date.
Read the detailed Fixed Date Sale guideWe agree on the campaign window, preparation, launch plan and clearly advertised Fixed Date Sale deadline.
The market is invited to respond to the property and buyers are encouraged to put forward their strongest written offer.
Home opens, buyer conversations and follow-up are concentrated into a defined period to create urgency and reveal genuine demand.
All written offers are presented to you as soon as they are received. Buyers do not need to wait until the final date.
You may accept a suitable offer before the deadline or continue the campaign and consider the available offers by the fixed date.
When it can work well
Fixed Date Sale can suit a property where a concentrated launch, competitive buyer interest and a clear decision point may strengthen the campaign.
Before recommending it, we consider the likely buyer pool, comparable competition, your timing and whether the deadline will improve the way buyers respond.
